Is it a good time to buy a home?

Portland residential real estate prices are relatively stable, interest rates are dropping and inventory is relatively high, offering home buyers more choices, but potential buyers must be financially ready and patient, as mortgage rates may only see slight dips and are not expected to fall dramatically by late 2025. I recommend you get connected with a great Buyer's Agent and share your goals to see if this is the ideal time to make your move.

I have always advocated for the home buyer to research and select their own agent to gain the benefit of an experienced agent on their side. Now more then ever a this is an important step for home buyers.  With the NAR settlement change in how agents are compensated it is very important that home buyers don't  forfeit representation. We feel that there is going to be little impact on the home buyer, however having the best representation from the start is clearly going to protect buyers from unexpected expenses.    For your own best outcome, research agents and choose an expert Buyer's Agent that clearly has demonstrated experience in Buyer Representation.

FOR BUYERS: OKAY, WHAT WILL THAT COST ME?
There are a lot of steps to the home buying process. But when does your buyer’s agent get paid? Typically, prior to the NAR Settlement that occured earlier this year and will impact how agents are compensated as of August 17th this year, the seller paid the commission per the listing agent's agreement, and the listing agent shared a portion of their commission with the buyer’s agent. The NAR Settlement now requires the buyer to have a written agreement with their Buyer's Agent that includes compensation. We will work with our clients to come up with the best strategy to meet our client's goals and budget.  I anticipate that not much will change at closing and we will have negotiated Terms with our client's Offer to have the Seller provide a credit for the Buyer's closing costs that can include the agreed to Buyer Agency fee. We know it is confusing and we will work to make sure you are well informed and represented.
